The article examines the natural and environmental factors of land quality as a basic basis for assessing the value of land in Vietnam. It is shown that the relief, climate, water regime, soils, ecosystems, environmental restrictions and natural risks form the actual ability of the earth to be used as the basis of life and activities of the people living on it. The difference between the natural and ecological quality of agricultural lands, the engineering and ecological quality of urban and industrial lands, as well as the ecosystem value of coastal, forest and protected areas is substantiated. Land valuation in Vietnam should take into account not only the type of land, location and legal regime, but also the sustainability of the natural base, development costs, climatic vulnerability and environmental constraints.
